Posted on Tuesday, October 16th, 2012 by Uri Halevi

Irrive is an online social platform that weaves all of your photos, posts, tweets and check-ins, regarding a specific event, into a beautiful and shareable scrapbook. What will yours look like?

Leveraging social media

Irrive is a social scrapbook that automatically organizes an individual?s or group?s social media content (pictures, checkins, tweets, posts, etc.) around a specific event ? travel, party, wedding, weekend adventure, etc.? Each Irrive social scrapbook has its own webpage and privacy setting, so it is easy to share. So if you?re planning an event, an Irrive scrapbook could be just what you need to get organized.

You get the content, Irrive will do the rest?

In a world with massive amounts of content generated and shared by friends, there is no single source to see where your friends have gone and what they did around a specific life event. All of our great content is spread out over multiple social feeds and gets disconnected.

Irrive aims to fix that problem: it automatically weaves all of your photos, posts and check-ins into one beautiful page, the?scrapbook, and you decide who has access. There is also an option to create group scrapbooks. this feature allow you to create scrapbooks with friends and family so that everyone?s photos, check-ins and more will flow into one beautiful page.

This way you can cover an event from every angle or if you are scrapbooking a future event or trip, get some great advices? All in all a great platform for traveling and event content sharing, I am bound to try it the next time I plane a family gathering.

Steps To Achieving Success In Commercial Real Estate | Eric Chua ...

A compilation of tips and techniques, that beginners can use to start their investing in commercial properties, makes a great starting vantage. Below is a compilation of suggestions that will help anyone interested in a successful commercial real estate venture achieve their goals.

Carefully peruse the disclosure statements issued by the real estate agency you intend to hire. Never neglect the fact that you may be dealing with a ?dual agency.? What this means is that your chosen agency has an interest in buying and selling the property. In other words, the agency is working for both tenant and landlord simultaneously. Both parties need to clearly understand that the transaction is being handled by a dual agent and consent to this fact.

NOI, also known as Net Operating Income, is a crucial metric to understand in the world of commercial real estate dealings. To be a success, you need to be able to stay on the positive number side.

TIP! Real estate deals must include inspections, so check the credentials of the inspector. This is even more important for those who deal in pest removal, as many of them work without accreditation.

You should be aware of any environmental concerns. Hazardous waste materials emitted from property can be a real headache for property owners, so identify the problems before they start with a thorough inspection. When these issues arise, the burden ultimately falls on the property manager to solve them, regardless of who is responsible for having caused the issues.

Only work with companies that are sincerely interested in the success of their customers. If you work with a company that only cares about its own profits, you might lose money on preventable mistakes.

If you are planning to rent your commercial properties once you purchase them, opt for solidly constructed buildings that are simple in their design. Tenants are more likely to move in when they know the property is well taken care of. Such buildings also usually need fewer repairs, which is an advantage for the tenants, as well as the landlord.

TIP! Learning what constitutes a good deal, and how to get a good deal, are very important when it comes to dealing with commercial properties. People who deal in real estate on a professional level can spot a great deal immediately.

Look for the motivated sellers. It?s up to you to discover them, in particular those who are enthusiastic enough that they might sell to you below market values. Until you locate a great deal, nothing moves one way or the other when it comes to real estate. Once you identify a great deal, it is usually offered by a seller who is eager and very motivated to sell.

If you are looking to get financing for your real estate goals be sure to have your business and personal financial statements on hand for review. If you do not have these, banks will not know how responsible you are with your money, which makes it very likely that they will not lend you the money you need.

Look for properties with several units. The more units that are in your building, the more money you will get from renters. Properties with fewer than ten units are often harder to sell, since many investors believe that more units mean more money.

TIP! When diving into the world of commercial real estate, it is important to stay calm and be patient. Don?t jump into a new investment too quickly! You may soon regret it when the property does not fulfill your goals.

Always ensure that the areas around your property are well taken care of. Since the responsibility lies at your feet, if there is any environmental waste that needs to be cleaned up, you will be the one who has to do it. Are you thinking about buying property in a flood-prone area? You might want to reevaluate your decision. You can contact environmental assessment agencies to obtain information about the area in which you are considering buying something.

Find out how different real estate agents negotiate before you choose one. You may want to ask them about their own experience and training. When choosing a real estate broker, make sure that they are ethical when doing business. Inquire about any past negotiations, both good and bad, that they can show you.

TIP! Get a site checklist if you are viewing more than one property. Accept the proposal responses from the first round, but be sure to inform the property owners directly if you decide to go further in your inquiries.

Commercial loans differ from the residential loans. For instance, they have a higher percentage down payment. Approach different lenders and consider all your options until you find the best deal. Knowledge is your biggest asset when seeking commercial financing.

Whenever you are considering a commercial lease, you need to think about pest control. This is important in less desirable locations where rodents and/or bugs are an issue. Have your rental agent inform you of any associated policies for pest control.

The hints and tips that were given to you in this article should have provided you with the knowledge to get a successful start on your venture into the purchase or sale of commercial property. Use what you have learned, and you will be able to navigate the complex world of commercial real estate with

TIP! You have to think seriously about the neighborhood where a piece of commercial real estate is located. For example, if you?re offering high-priced goods or services, you might want to purchase property in wealthier areas where people are likely to be able to afford to buy from you.

Schools Matter: Dear President Obama

Diane Ravitch is encouraging everyone with an interest in education to?write a letter to President Obama and send it to him on October 17th.? Here is my letter:?

Dear President Obama,

I am writing to you today as one voice in a chorus of millions of educators, students, parents, and concerned citizens.? I ask that you take a moment to hear our stories.

Mr. President, I worked as a special education teacher at a small elementary school just two blocks from your Chicago home.? Perhaps you and your family have walked by it, Reavis Elementary at 50th and Drexel?? Did you ever wonder what happened inside that small, crumbling, yellow-brick schoolhouse which sits just outside your affluent Hyde Park neighborhood?

I doubt you let your girls spend much time in the park in front of Reavis, what with the frequent drive-bys and police chases.? But that is where our students played before and after school.? As you may know, our students' families are what's left of the population remaining after the demolition of the Robert Taylor Homes. Nearly all the students come from low-income homes, and every single one was African-American.? Many were homeless, gangs infested the neighborhood, drugs touched far too many lives, and the violence was an ever-present threat.? But everyday, those little babies walked to our school.? And we worked hard for them, spending sixteen hours days and giving up our weekends and money to try and fill the gaps of not having a library, textbooks, support staff, a full-time nurse, supplies or music in our building. We gave our all.

And Mr. Obama, do you remember the friend you wrote about in your book,?Dreams From My Father? You called her "Mary".? Did you know that she dedicated more than twenty years of her life to the children of Reavis?? I had the privilege of working with her during my first year of teaching.? She was the most inspirational, kind-hearted, good, hard-working teacher I had ever seen.? She had a way of making the children light up with joy.? She worked endlessly, often losing sleep.? You know her history, you wrote about it, she has not had an easy life.

I'm sorry to report her life has been made worse thanks to you, Mr. President.? The pressure of test after test was all-consuming.? Our administration was cruel, and our principal looked for reasons to belittle us, berate us, and to fire us.? Instead of letting us, as professionals, be free to create relevant, engaging curriculum we were told we must write lessons a certain way, we must configure our board a specific way, we must put up the children's test data on the walls of the classrooms, and above all else, we must obey unquestioningly.? We watched as the principal targeted the older teachers, or anyone who disagreed with him.? No one was safe.? More than one teacher from our small school community ended up at a psychiatric facility.? Marriages failed, tensions were high, and many tears were shed.

I wish I could say that school culture of fear was unique to Reavis.? But it is not.? For too many schools, this is the new normal in education under oppressive top-down mandates.

But "Mary" and I found small pockets of joy with our students.? We secretly planned engaging lessons on all sorts of topics squeezed into the cracks between the mandated tests and while our principal was out of the building.? We co-taught fun lessons that were filled with laughter, creativity, and lively questions.? We had to tell the children not to get too loud in their excitement, in case someone from administration came down the hall and saw that we were not following the boring scripts and mandated paperwork.? I remember one day, in the heart of an active lesson, one of our reluctant readers getting up and reading a whole paragraph which she had written herself in front of the class.? We all danced and hugged and shed tears of joy, all while nervously glancing over our shoulders for fear of being discovered by the bosses.? Mr. President, we shouldn't have to hide those moments.? But you see, that small success won't even matter since that special education student will likely never pass the standardized test.? In the eyes of the Department of Education, she is a "failure".? And thus, so are we, her teachers.

Poor "Mary". She knew as a veteran teacher that no school would ever hire someone her age. So she was stuck in that abusive school.? She reminisced how things?had always been hard teaching in an inner-city school, but they had been better years ago.? The past few years had become unbearable, she told me.? The year after I worked there, she was finally forced into early retirement.? She will have to live on a reduced pension for the rest of her life.? According to your administration, her years of dedication, loyalty, and?practiced expertise?mean nothing.? In fact, I'm sure the Department of Education would be happy to bring in a poorly-trained, inexperienced novice like Teach for America provides.? So Mr. President,?your friend "Mary" is now just another selfless soul thrown away in this barrage of teacher-bashing, deprofessionalization, and budget-cutting.

This is the world of Race to the Top.? Of cold competition, deceptive data, test scores, merit pay, unfair teacher evaluations, and a constant fear of school closures or massive layoffs.? I remember trembling as the list of school closures came out, knowing this time it could be our school, our fragile children displaced.? Meanwhile, we would watch as the Chicago Public Schools unfairly gave new money, facilities, marketing, and praise to charter schools and turnarounds, while our neighborhood school was crushed under growing accountability with shrinking resources.

FCC lets cable cos encrypt signals to foil theft | wishtv.com - Wish TV 8

NEW YORK (AP) ? Federal regulators are letting cable companies scramble all their TV signals, closing a loophole that lets many households watch basic cable channels for free.

The Federal Communications Commission voted Friday to lift a ban on encryption of basic cable signals, saying it will reduce the number of visits by cable technicians to disconnect service and reduce cable theft.

The change will also affect households that pay for TV but have some sets hooked up directly to cable, without set-top boxes. They will need to get boxes for those sets.

Neither the FCC nor the National Cable & Telecommunications Association knows how many households are taking advantage of the unencrypted signals or will need set-top boxes. NCTA spokesman Brian Dietz says most of the theft is by cable modem customers who also connect their line to a TV set.

Comcast Corp. and Time Warner Cable Inc., the two largest cable companies, could not say when they will start encrypting their basic signals.

Satellite TV providers DirecTV Inc. and Dish Network Corp. already encrypt all their TV signals. Cablevision Systems Corp., which mainly serves customers in the New York area, also does so, thanks to a waiver from the FCC. Cablevision has had relatively few complaints about the practice, the FCC noted in its decision.

Digital Photography For Beginners - How To Make More Money With ...

With the literal explosion of websites offering stock photos for sell it can be difficult to make money in this market. Of course this can be solved by approaching the problem armed with an effective strategy. In this case we will take a look at such a plan that can help you spend your time taking the most profitable photos for a specific stock photo website. If done properly this means you can spend more time taking the right kind of photos. This means you will make you more money in the long run. The rest of this article will discuss this important strategy of ....

Understanding The Stock Photo Sites You Will Put Your Photos On

There may be a number of you wondering what we mean by the word "stock photo web-site". For the purposes of this article we are referring to a web-site that allows you to sell your digital photos. The key to making this work for you consistently is to have an understanding of who is actually in the market on the other side of the transaction for a specific stock photo web-site.

As a general note it should be observed that when it comes to these sites most of the buyers will not be professional photographers. This means in the absence of other information they will be looking to purchase photos that are bright, vibrant and have strong simple compositions.

Our goal will be to determine through market research who is using these sites the most and then use that information to allow us to make more precise planning for our photo projects and compositions.

Here Are The 4 Action Steps You Need to Implement

Step 1) Decide what stock photo sites you will be working with.

Step 2) Determine their ideal user.

Step 3) Prioritize this user's wants and desires.

Step 4) When planning and taking pictures focus on the themes that this user would want.

Implementation Problems

Issue #1

Some of the biggest issues people have had in the past comes with Step 1).

Solution To #1

One of the ways you can get past this is to answer the following three questions:

Q1) What photo sites will you work with?

Q2) Who are they known to cater to?

Q3) Do you have the ability to take the needed type of picture?

Issue #2

Another big issue people have had with implementing this is trying to determine the ideal user's demographics.

Solution To #2

One of the easiest ways to get the answer to this issue is to use to free web-sites that can provide you the needed information. The first site you can use is Google Insights. We can use this to get the regional preferences for people that would use stock photo sites. This can help us determine what they will and will not like in the type of photos they are looking for. For example, if we found that the people that would frequent the sites your pictures are going on are states that border the ocean then we can use that information to think they will favor ocean background perhaps over non ocean backgrounds. Of course you will have to use your lateral thinking abilities for this to get the best results.

How To Use Google Insights For This Purpose Google search and type in "stock photo sites". Click on the link That says "Google Trends". In the resulting search bar type in "Stock Photo Sites". Under the section labeled "Regional interest" click the United States. (i.e. if your in the US or click the region you are interested in) Under the same section click the List button. This will return with a list of the top ten regions that have searched the search string you initially typed in.

So now you know where the searches have come from for these type of web-sites. You can use this to start refining your photo taking plan of action. The second site we will be using to get more demographic and psycho-graphic information is Quantcast. This site will tell us some specific information about the users of a web-site. Here you can expect to find out the following useful bits of knowledge

Quantcast Demographics

-Gender.

-Age.

-Range.

-Kids/No Kids.

-Income.

-Education Level.

-Ethnicity.

How To Use Quantcast For This Purpose

Step 1) Goto "http://www.quantcast.com"

Step 2) In the resulting search bar on their site type in the site you want data on.

Step 3) Click on "Search" button.

Step 4) Record the demographic information that is returned.

If you know that the typical user of a site like this who is looking for pictures has kids then you have been given a clue. If you know that they are married and went to college then you have another clue. The idea is to use this information to come up with an ideal version of a customer for your photos. Then you will validate your best guesses by taking a look at the number of downloads that existing pictures in the genres you have come up with have been getting. The stock photo sites will also provide the upload date so then you can use this to determine a downloads per day number. This can also be used to gauge the general profitability of a type of photo since you know the retail price to purchase and that most sites will pay the photographer at least 15%.

In this article we looked at the concept of using simple market research to increase your chances at making money fro stock photo sites consistently. If you are able to follow the steps we outlined then you can expect a much more efficient use of your photography time. You will also be giving yourself a greater ability to make money on the stock photo sites. The strategy we have outlined will be most effective when you are able to gather key demographics about your prospective customers. Conversely, it will be of little to no help when you are not able to get the requisite customer demographics.

Next, now that you have read about a strategy that can make you more money with stock photography would you like to get access to even more like-minded information? Find more digital photography tips for beginners and get YOUR own copy of a FREE guide with ten strategies to make more money with your digital camera by clicking here.

Business Matters: Millions and Millions of Take Down Notices ...

Business Matters: Millions and Millions of Take Down Notices Served, But To What Effect?

Business Matters: Are Takedown Requests More Hobby Than Solution?
-- The numbers behind infringement takedown notices are staggering yet piracy continues unabated. Putting in a lot of work for little payoff is something a hobbyist does on weekends. But should the same effort/payoff ratio exist when it comes to piracy?

A new Annual Report 2011-2012 by the UK's IP Crime Group says the British Recorded Music Industry (BPI), a trade group for UK record labels, "identified and removed 4,298,729 illegally hosted digital music files in 2011." The group also identified and removed 61,232 illegally UK-hosted digital music files. The Publishers Association has to date issued over 200,000 takedown notices to over 5,200 infringing domains and has a removal success rate of around 90%.

But the 2012 numbers will blow away last year's numbers. The report says the BPI has "already passed that figure [4,298,729] this year and are likely to be in excess of 12 million for 2012."

Takedown numbers are similarly huge in the U.S., judging from numbers available at the Google Transparency Report. In the last month alone, nearly 1,600 copyright owners have asked Google to remove over 2.5 million URLs from 26,277 specific domains from its Google Search listings. RIAA member labels' requests account for 393,796 of those 2.5 million URLs named in takedown requests. These numbers from Google don't include takedown requests from Google's YouTube or Blogger services, nor do they cover takedown requests sent to other sites that index download links or host files without permission.

People tend to look at these numbers in a couple different ways. One perspective is to see the DMCA (in America) and other legal mechanisms working as intended. This view considers a digital service provider to be an unbiased third party that is occasionally and unknowingly used by people for illegal purposes (hosting copyrighted content without permission). As such, takedown notices constitute the first direct knowledge these services have of single cases of infringement. Google said it removed 97% of search results specified in requests it received between July and December 2011. That's proof of the system working, right?

But there's another point of view that wonders why rights holders must continue to play whack-a-mole - at considerable expense of money and other resources - as digital service providers live up to their scant legal obligations. I've seen numerous emails sent by Sam Rosenthal of Projekt Records to various sites that link to music released by his label. Many of the emails included lists of songs that were uploaded after a previous takedown notice has resulted in their removal. "Please note that there are no guarantees that new similar torrents will not be indexed by our software," one service noted in an email reply. "It is YOUR responsibility to monitor it and alert us of alleged copyright infringement, as per DMCA regulations."

Some artists and labels, reluctant to play the role of the heavy, used to say things like, "Well, I'd rather people steal my music than not listen to it at all." That sentiment was far more understandable before YouTube and other services provided would-be listeners with ample legal listening options. The sentiment still exists, but I am getting the impression its less common these days. Piracy used to be somebody else's problem. These days it seems like everyone's problem.

ReDigi's Debt: Not Necessarily A Big Deal
-- ReDigi, a startup that sells used MP3s at its website, has raised $763,000 of debt, according to a new SEC filing. It's clear from some of the online reaction that people think it's a big deal that a young company fighting a copyright infringement lawsuit brought by EMI is taking on debt. But debt is not necessarily a big deal.

Debt is not uncommon and doesn't have to be undesirable. Take on some debt and you'll have to pay back the debt along with interest. But take venture capital money and you'll have to give up a share of the company. That's why entrepreneurs tend rank venture capital last on the list of money you should take. Personal savings, money from friends and family and debt are better options than taking venture capital money in exchange for equity is at or near the bottom.

Check out this list from a hilarious and insightful post by entrepreneur/investor/author James Altucher: "In order," he writes, "here is the easiest cash you can get for your business: Customers, borrow against receivables, borrow against your house, friends and family, angels, venture capitalists, the public. Note that the VCs are near the end. Maybe you never need them. Why does everyone chase big-time VCs all the time? Do you really need $10 million in the bank. You just started!" Read the entire post. It's great.

Debt can be a good option when the startup has its feet on the ground and can expect to pay back the money - which may be the case with ReDigi since it doesn't pay 70% of revenue to rights holders. "Equity should be raised when a company needs a 4+ year financing horizon and when cash flows are highly volatile," wrote Tim O'Loughlin of Eastward Capital Partners, a firm that provides debt and equity financing to technology companies. "Less dilutive debt options can be considered when the business expects future cash flows or liquidity events in the two-to-three year time frame."

SoundCloud's New Look: Simpler, Social-er
-- SoundCloud has been redesigned with a new look and new features. The "Next SoundCloud," as the company is calling its new design, is simpler and more social. It will have a new, more interactive waveform with a different layout for comments that aims to reduce clutter. Profiles have been redesigned. Songs can be reposted similar to how Twitter allows a tweet to be reposted to a person's followers. Listening has been tweaked, too. Users can create a single waveform that consists of multiple songs playable in sequence. Finally, the search field has been overhauled to suggest both people and sounds and improve the relevance of results. Next SoundCloud is currently in beta and new requests will be filled at some point in the future.
